Acquisition Criteria

Shopping Centers:

  • Location: Generally the Southeast United States with a strong preference for Florida, Georgia (Atlanta MSA), Tennessee (Memphis MSA), Texas and the Carolinas. We will also consider centers in areas where we already have other properties. This would include the Chicagoland area, Nashville, Columbus, Cincinnati and Birmingham.

  • Deal Size: Up to $25 million with a sweet spot between $7-$15 million.

  • Asset: Stabilized or value-add retail, neighborhood, strip, grocery-anchored, and specialty anchored centers with strong real estate fundamentals and demographics.

  • Square footage: 25,000 square feet to 180,000 square feet.

  • Cap Rate: Asset and market dependent.

Single Tenant Net Leased Assets:

  • Location: Continental United States

  • Deal Size: $2 million- $15 million

  • Asset: Retail, Medical, Restaurant and Service

  • Risk Tolerance: Will consider shorter term leases and non-investment grade credit

  • Cap Rate: Asset and market dependent
